In February 2024, Winnipeg's real estate market continued its upward trend from the previous year. Sales, listings, dollar volume, and average prices all rose across residential property types, marking three consecutive months of growth. Notably, residential attached sales surged by 62%, indicating a strong market performance.

In February 2024, the Winnipeg Regional Real Estate Board's market region saw 494 residential detached MLS® sales, with 337 in Winnipeg and 157 outside the city. East Transcona led in sales for the second month, followed by West Kildonan. Outside Winnipeg, Morden/Winkler had the most sales, followed by Steinbach. Of the 1,449 active MLS® listings, 646 were in Winnipeg and 803 outside. The average price for a residential detached home rose 1% from January, 7% from last February, and 7% over the 5-year average. The most active price range was $250,000-$274,999, followed closely by $375,000-$399,999. Seven homes sold for $1 million or more in February 2024, compared to four in February 2023.

In February 2024, there were 134 total MLS® condominium sales in the Winnipeg region, with 118 in Winnipeg and 16 outside the city. Osborne Village led in sales for the fourth month, followed by Downtown. There were 433 active MLS® condominium listings, with 312 in Winnipeg and 121 outside. The average condo price in February was down 3% from January but up 7% from last February and the 5-year average. The most active price range was $225,000-$249,999, followed by $175,000-$199,999.
